Post: Financing as a Real Estate Agent

Hey BP Community!

I just passed my classroom test and within a week or two I will be taking the PSI and diving full-time into becoming a licensed real estate agent. I've been learning a lot lately, and I know real estate is a passion of mine I can't wait to fall into

I'm still a newbie, and my ultimate goal is becoming a successful real estate investor, with my immediate goal being to buy a duplex and house hacking it. With me becoming a full-time real estate agent, I heard I would need 2 years of salary in order for me to qualify for a loan. Have there been any complications regarding financing for deals as an agent? Even though I love my mom, I don't want to be living in her house forever lol. 

I want to jump into investing so bad, house hacking will happen, it's just a matter of when. Also, are there any complications of wholesaling while being an agent? Legally, that's feasible, right? I plan on driving around a couple neighborhoods this weekend and find some distressed properties and start marketing them. 

Some tips on becoming a successful investor/agent would be helpful too!

Very inspiring bro, as someone who just turned 23 myself, it is great to see an individual my age make a solid move like this. I have been studying real estate since May of this year, and I'm in the process of getting my real estate license, looking to eventually become a realtor and end goal be a successful investor.

Question, you mentioned you and your team, what was your best tactic into finding your team?

The Texas market is crazy though! Finding a 3/2 for 150,000. That's unheard of where I'm at (Northern Virginia). Congrats again though, very inspiring. Tryna get like you! lol

I just would want to know. If you're about to acquire your first duplex property in an above-average priced market (Northern Virginia) for house hacking, what would the numbers on that look like? Thats my plan, live in one unit and rent out the other.

If you could break down all the variable costs it would be appreciated, thank you

I'm 22 as well and in a similar boat. I have a few thousand saved up and don't have crazy expenses. I'm getting my real estate license next week. I'm going to be a realtor, not for everybody, but since I was a door to door salesman for about 4-5 months I know how the sales/commission jobs go.

Just save everything you have and learn, we're young so we have to be patient. I would recommend getting your license, but hey, what do I know lol. 

House hacking my first property is my goal. get a duplex, live in one and rent out the other. Find a way to make it happen

This might sound weird but my mindset is this, "If a man can figure out a way to put another man on the moon, then any other task/situation is definitely achievable". Basically, you can figure and work your way through any tough situation if you put your mind into it   

Like everybody else said in this article it's all about the winning mentality. You got it bro

Quick question, I'm wanting to get my real estate license in Virginia. I've been looking at several approved courses on DPOR's website. What's the best school I should select? I'm thinking to do it online so I can complete it at my leisure. I just want to make sure I'm choosing the right education

Hey @Mindi Rosser,

I want to start off by saying congratulations on acquiring your real estate license and wanting to transition into becoming a real estate agent. Very inspiring. I am by no means an expert of any sort, just a young guy studying to get his real estate license and become an agent as well. I don't know if my advice would benefit you in any way with me not being experienced, as I am also transitioning into real estate as well. But I will share with you my "2 cents" when it comes to what I think you should do/consider.

1. From what I've been reading and talking to people about, becoming a real estate agent (a successful one at that) is no part-time thing. As you know, becoming a real estate agent is basically starting another business. The time you spend on your marketing business is time you could've spent learning or networking in real estate. I don't know your financial situation, but if your social media marketing business is bound to make over six figures in a year, I would consider saving that money, ending the business and double down on becoming an agent as that money can be very helpful in marketing, license fees, etc.

2. If your husband is committed into getting his license, you guys could still be a "tag-team" couple you guys have envisioned for yourself. He'll have MLS access and with your guidance as well I'm pretty sure he'll succeed. Another 6mo-1 year in the marketing business probably won't be a bad thing. He'll learn the RE business and you'll still have good money coming through. You guys could bounce ideas off each other, and you could slowly but surely make that transition into RE for yourself too.

3. If you still want both, outsourcing your social media marketing business is a MUST. I wish I lived in the Griffith, Indiana area to talk more about how you started your business, and if I could be of any help. Seems very interesting. Nevertheless, we all know the bigger a business becomes you're going to have to start delegating. 

Like I said I'm not as credible as you may want me to be, but these are my viewpoints from someone who is on the outside looking in. I may be young but what I do know is that it is imperative that you be patient and diligent with yourself. Sounds like you already know what you need to do, both businesses won't work at its optimal level at the same time, and I'm a big believer in committing to something, even though I'm sort of struggling with that myself lol

@Jacob Morris thanks for the advice, it definitely is good to hear someone who was recently in my shoes. You finished college the year I got in. Getting that job has been the struggle though, but I'm confident that my situation is temporary, thank you

I know this is a long shot, but are there any Real Estate Agents/Realtors in the NOVA (Northern Virginia) area that are willing to link up so I can just shadow and network with for the day? I will help out and assist in anyway possible for free, I just want the experience/knowledge. 

I'm close to pulling the trigger to go full in to becoming a real estate agent, and I just want to see what is an agent's typical day like. I live in Woodbridge, Virginia. Prince William County

DC and Maryland agents too.

Hey BP Community,

I'm 22, recently graduated college and have a couple options to pursue but don't know what trigger to pull. Want to run by a couple scenarios and just looking for some reasonable advice from some knowledgeable people.

1. My temp job/internship just ended so now I'm unemployed. Really close to pulling the trigger and go all in to becoming a RE agent. I have my reasons for becoming an agent (wanting to work in the RE field, former salesman, entrepreneurial mindset, embraces challenges, network, MLS). And I'm thinking becoming a RE agent in the NOVA (Northern Virginia) area is a plus.

2. On the other hand, I really want to move out of this state to somewhere new, like NC, Texas or Florida, but finding a job to start off with is a hassle. Maybe I should save that move for later down the road? I'm just really eager to move. Really eager. 

3. Or maybe I should just try hard to get a regular job that I care about and eventually build up to do some RE investing on the side. I feel like finding an "in the meantime"  job is boring and a waste of time, I don't know. Finding a job even for a college graduate is still hard. That's why I'm considering becoming an agent because it's a job that I will truly care about due to the fact of my passion for real estate and that I'll be starting my own business.   

I know at the end of the day I have to make the decision that I feel is best for me, but ANY feedback is appreciated. Just a young dude trying to be smart about his moves, thank you

Hey BP community,

How is it like being an investor and an agent? I'd figure all real estate agents would invest as well, but slowly finding out it's not the case. Is it too much of a hassle? Complications that come with it? I plan on being an agent one day, what are some tactics you would give to someone who wants to invest and be an agent as well?
