Hey BP Fam,

I'm a local investor in the Houston, TX area. Wholesaling is my usual strategy, however, I've been learning how to do Lease Purchase deals. Come to find out.. Texas is "One of the strictest" states to do Lease Option deals with a tenant buyer. 

I've heard some investors say that you can still do them in Texas, but you must have "Fee Simple Title"?! I've also heard some investors claim that you can do it with a Subject-To deal with the Seller. 

Someone please clarify this for me! Thanks a million :)

Soo.. I understand that mentoring is another way for investors to make money BUT is there not anyone who has reasonable prices for someone starting out? 

I've heard $10,000- $30,000 so far. Which is understandable because you can make millions if you really take off... But, Geez!! I haven't even closed a deal yet. Lol Please refer me to someone who can teach me the Ins & Outs of Wholesaling real estate. 

I really don't need much! Only to shadow someone who knows what they are doing when they get on the phone with motivated sellers. PLEASE help me out if you can! It would truly make my year. Thank you BP Fam!!

@Benjamin Blackburn- Sorry about that, I thought it automatically notified you when I replied. I definitely understand the "Analysis Paralysis" stage though, It's like the mind is never satisfied with the understanding it has.. It's always something more. We can learn WHILE we make the deals though. Let me know how your marketing is going! It's always great to have a circle of people that can keep you motivated towards your goals and vision.

I'm sad to say, not a darn thing. Lol I actually ended up using that money to buy a car to flip. So.. Now I'm entering the car business. However, I'm 10x more passionate about real estate. I guess because you can make 10x the profit lol I've just been growing my buyers list so when I do begin marketing for properties, I won't have such a rough time getting an investor to jump on the deal. Are you already investing or will be soon?

What's goin on BP fam?! 

This post is targeted for Houston Investors, but I'm definitely open to all feedback.

I'm a "newbie" wholesaler & I'm starting with only $1000 to my name. Before I just jump to marketing the way I think is best, I wanted to get the BP family's feedback on how y'all (I'm from Texas) think I should invest this $1,000 to find the most motivated sellers possible. I know $1,000 isn't a lot to start with, but I know I can make it grow. Thank y'all in advance!!

So.. of course I've thought about getting my real estate license (only to gain access to the MLS) - but who wants to go through the hassle when you're not planning on being an agent?

My name is Michael, I'm a wholesaler in the Houston, TX area- I'm actively looking for a investor friendly RE agent in the Houston area who can provide me with comps. & has buyers who are always looking for great deals. I'm just getting started, so I'm only looking to do 1-3 houses a month..so don't think I'm going to drive you bananas. I promise I won't.

Hey guys,

I'm a Newbie wholesaler in the Houston, TX area. I've been calling around to various title companies, and they all for the most part tell me that wholesaling is illegal or just flat-out have no idea what I'm even talking about.

Anyways, to make this short... I was just wondering if any of you guys/ladies knew of any investor-friendly title companies located in Houston? You have no idea how much this would help me out. Thank you in advance! :)
