We are using the Grandeur Hospitality towels from Costco. When on sale, they are more than you are paying for sure. We get 6 for about 16 bucks. They are a more luxurious towel and work for our beach rental.

Seeing as you are specializing in the ST work rental and have quite a few more units than me, I would look at setting up a commercial account with one of the wholesalers. I have seen towels for just under 2 bucks in quantities of 4 dozen or more.

They are not super luxurious, but would probably fit the bill for your rentals.

Our new lake house is all Zinus Green Tea 12" and they are great. They off gas a bit for about 3 days then good to go.

I use a 2" gel foam topper and a waterproof, padded cover over that. Very comfortable and when they are on sale you can get a King for 170 bucks. The Queens we bought were 140 each shipped.

We just finished furnishing our first VR and chose the TCL Roku 4k TV's. They are a very good TV for our purposes. Not the best but more than good enough for those who just need a distraction for a bit.

Another good thing about the TCL is replacement remotes are cheap (usually under 10 bucks) and work automatically. No programming required. Available on Amazon and other places. 

I am sure there will be some good deals on TV's this Black Friday. I bought the 55" for $398 and the 43" for $198 for the kids bunkhouse room. Easy to connect to WiFI and the remote is simple. 

We are trying to decide if we want to offer Dish service. With all the streaming options available on the Roku platform, it is hard to justify the monthly cost. One good thing is you can put the Dish Network account on "away" or "vacation house" mode. They turn off the service and charge a $5 per month service fee while the house is empty (if you don't have a 4 season rental).

Great thread! We just purchased our first VR on the shores of Lake Coeur d' Alene in north Idaho. I grew up in north Idaho and have always wanted to move back there so this seemed like a good way to get a foothold.

I have spent the entire summer furnishing and fixing up the place and it will be ready to go come spring 2018. I am hoping to at least break even. I know that isn't the BP mantra but we have to start somewhere!

We are in the process of buying our first vacation home. One of the first things I did was to research insurance.

I found that Proper Insurance provided what we needed specifically for VR's.

You can get a quick quote from them, but I used an agent that happened to be here in WA state. The actual quote was quite a bit less than the quick quote from Proper direct.
