I believe a home purchase via the VA Loan programs has to be used as the veteran's primary residence. If you have a duplex-fourplex - the veteran must live in one of the units and can rent the others out. I am not sure a veteran can LEGALLY, based on the VA Loan rules, purchase a single-family home and use it for investment property without living in the home. I also have a feeling that once you try to sell the property to your LLC - the due-on-sale clause will kick-in, but you can check with your lender. Last point - yes - you can have 2 VA Loans active as long as your max entitlement is not exceeded. Good luck, and make sure you chk with the VA.

Hey Jack  - is there a meeting this month?

Hello - does anyone here ever calculate their vacancy rates based on empty unit/# of total units?  Basically -  If I have a 4-plex I might calculate my vacancy with 25%? For a duplex I would calculated it based on 50%.  Does anyone think this is overkill?
