@Manoj Sadasivan Exactly my issue. I sometimes want to ask these agents to just set me up on the MLS so that I can do my own research and comparisons. I feel like I am the pro and they are the client.

@Teddy Johnson Maybe you should think about an extra increase in this needy tenant's rent if they plan to renew in order to cover the cost of their "concerns".

Sometimes driving by the property at night will tell you all you need to know if there is alleged illegal activity going on.  It won't take long to identify the traffic related to drugs being sold.  Scan for people standing around as they might be acting as lookouts if the activity is being conducted at a significant level.

You have to do a street-by-street analysis of the South Shore area of Chicago.  The surrounding areas of Washington Park has great pockets, but you have to take those street-by-street also.  I am headed there in a couple of weeks to view some properties myself.
