I checked out some recently sold properties in Ventura County on Zillow and I noticed that there are still bargains out there in SoCal. 

For example 12 S Wendy Drive, Thousand Oaks, CA has definitely a market value over 600k. However, it was sold for $127000 last September! There are many more that sold in this price range within the past 6 months that are worth 600k+. 

Btw. I drove by 12 S Wendy Drive today and the property didn't look bad at all. The backyard wasn't taken care of and from what I could see there was an old pool in there. It needed a paint job on the outside and some gardening work. I wasn't able to look inside. 

How do you find deals like this one in SoCal that don't involve the use of physical force lool?!?

Do you plan to flip and resell or flip and hold?

I have spent quite some time on BP and posted a few questions in the forum but I never really introduced myself. My name is Michael and I live in Newbury Park, CA. My wife and I are planning to get into buy and hold real estate. We currently own a condo in Newbury Park, CA and a 4 plex in Germany. We got into real estate because my wife kept yelling at me for spending our money on cars and other "toys" haha. She asked me to find a way to invest the money instead of spending it so I started reading books and BP ;-)

I am from SoCal and I am looking for good areas out of state to invest.  I was wondering if you guys would be willing to share the areas where you find/found your cash flowing bargains (multifamily). I am still a newbie to real estate investing and I just moved to the US 4 years ago so I don't really know all the hot spots. Maybe we can accumulate a list that can help other investors with the same question.
