I'm looking at a 4 plex that is in complete disarray.  I know for a fact I need a new roof on the property.  The cabinets, and  a lot of drywall work will have to be done as well.  The plumbing and electrical seems to be OK.  I was given an estimate of about $25k.

Does anyone know of a loan program that allows you to get cash at closing to cover the cost of repairs?
