Hi everyone!

We are going to be launching a wholesale campaign in the Ventura County area real soon. We are trying to come up with creative ways to build a buyers list. We plan to attend a few a auctions to meet some potential buyers and have recently been active at local meetups. Any thoughts on additional ways to meet buyers?

We have also read quite a few different things regarding how many buyers you should aim to have. We have seen "if you have 10 strong cash buyers that is sufficient" but have also read "do not go in with less than 100 names". That is quite a difference! Any thoughts?

@Grant Bublitz This is an awesome question I am so glad you are asking about it. We own a 4-plex and have been going back and forth about placing in an LLC. We own the 4-plex in Germany where people sue you for looking at them wrong. And people will find any reason to sue if they are looking for a quick buck and you don't protect yourself correctly. This is our biggest concern and reason for wanting to place this, and all future properties into an LLC. I am curious to see what owners with a few different properties have to add to this thread on their experience. Thanks!

Hi erin! 

I'm curious what you decided on. We live in a 3 bedroom condo in newbury park and your numbers were spot on. $350,000 with a $320 a month hoa. My wife works in Santa paula and oxnard and noted that housing is much more affordable in those cities. Let us know what you ended up doing!

Hi BP friends! 

Given how important this step is in our journey we are really doing a lot of research on it but also wanted to reach out to anyone who may have a great referral. We are in need of a real estate investor savvy attorney either in los angeles county or ventura county. Would prefer referrals of attorneys that you have actually worked with vs having "heard their name through the grapevine". Any thoughts or experience on a flat rate fee for contract drafting vs hourly rate?

Usually you either have cash ready or have someone who provides the cash.  I don't see why yellow letters shouldn't work to find a buy and hold property but you need to plan ahead. Many homes that you will find through those campaigns are distressed so conventional financing won't work on those properties. There are other ways to come up with cash. Helocs or cash out refi of your primary residence or private money from other investors, friends, family....
