good luck in the nola on selling these properties the monthly income looks fine to me, but of course i'm in baton rouge, but it looks like taking the time to look into for an investment, do you have any in the baton rouge area, if i know of someone looking in this market area, i will them send them your way, keep posting but most of all keep sharing

good luck and happy hunting for cash/equity partnership, if you can open an heloc or line of credit that would be among your next quests, to fund the deal on own without a partner would be my next step, you want to maximize your profit margins whenever you can, & welcome to the BP nation, keep posting but most of all keep sharing

if you are ever asked to provide upfront retainers, then you should get that in writing that if the agent doesn't deliver what was agreed upon to show you properties that fit within your investment profile, then you should be given the money back with interest, otherwise this is ridiculous, now getting access to the MLS listings is another matter altogether, keep posting but most of all keep sharing

@Brandon Johnson, wasn't aware that homepath program did renovations to the properties that are under they programs, we were looking at purchasing a property off canterbury that my realtor located from the MLS, went out with my contractor/inspector and we left a soon as we enter the property it had a ton of rehab that needed to be done, wish this one would have fell under that cosmetic umbrella, but they are several FHA programs that work just as well, like @Robert Leonard stated, keep posting but most of all keep sharing

good luck, keep posting but most of all keep sharing, this is an optimal dilemma of epic proportion, that being said i tend to agree with just about everything mrs. nourse so elegantly laid out, it a tough issue no matter how you look at it, but at the end of the day you are in business to make a profit, and hopefully give away a portion to charity, and emphasis on just that "charity!"

we haven't use staging or used in staging companies, sorry we couldn't be of more help, we do know a great interior designer that maybe able to secure a good lead to staging experts, don't know of any data that would say either way after post flooded homes sale better by staging or not? just a lot of unknowns here, i would suggest it would help but realtors as many other experts always say that location sells, so if you have a great location, and i'm assuming the shenadoah or old goodwood areas are going for that sq. ft/$, keep posting but most of all keep sharing would like to know if your strategy works
