Do you have your flip houses professionally staged (Baton Rouge)?
I'm preparing to put my first flip house on the market in the Baton Rouge area. It is 2250 square feet, with comps up to $140/ft. I can make a good profit and sell it quickly if I list if for $130/ft. My main question is whether any local investors have used a staging company for their flips? If so, any recommended companies? Do you think the cost is worth the investment? Do your homes sell faster and for top dollar when the home is staged? What is the average cost per house you are spending on staging the homes? Any insight would be extremely welcome. Thank you!

@Michael Anderson Thanks for the quick reply! I will definitely keep you posted on the end results. I got together with an interior designer who is going to do a furniture layout for me and assist with renting furniture and buying accessories. Perhaps we'll start our own staging company if all goes well! ;-)
@Tami DuBose Thank you so much for your input, Tami! We'll definitely be taking your advice and going forward with staging (at least the living room, dining room and master suite). And, yes, definitely we'll take professional pics for the MLS...great suggestion! If the staging works out as we hoped, perhaps we'll list it at comp-levels for a couple of weeks to see what happens.
I'll reach out to Richard as well. I'd love to get his thoughts on the extent to which staging helps push the house towards comp pricing.
I ended up speaking with a designer who wants to take a pass at staging this home before I got your message about Robyn. Hopefully it will work out fabulously with this designer so I won't need to ultimately hire Robyn in the future, but I'll keep her in my back pocket just in case!
