@Michael Bertsch, @Reginald Winn, the realtor approach is a great option, we have about 4 - 5 we work with that feed us leads everyday, the only problem we have with one of the listing in your lineup will be the Homepath. com we had a contract through a realtor we work with, we didn't move on the property because of an disclosure clause that we couldn't sale the property for 3 months above the purchase price, we passed on the deal, just food for thought, have to check out the others, keep posting but most of all keep sharing

I only use Calvert Stone, Commerce Title for all our closing/attorney issues, and @Robert Leonard, that name sounds familiar, would have to look him up, now the appraiser is another subject altogether, not satisfied with the one we use, he is out of new orleans, so we need someone here locally, anyone know of a good local appraiser?

not at the moment @Ean Savoy, if you can locate one let us know, there are advertisements all over the radio and t.v. or online by googling, but we don't know of any personally or worked with any to recommend either good or bad, good luck and keep Louisiana strong

talk with your FHA lender, if you can refinance the deal in the future, don't see why it would be a problem if you include the estimation of the rehab costs considering part of the 203k includes the rehabbing aspect of the loan, secondly if you are going to acquire additional properties our suggestion would be to start an LLC or partnership, but if this will be your only property then using your name shouldn't be a problem, but talk with your local professional 1st & keep posting but most of all keep sharing.....the BRRRR strategy is vitally important dealing with Multi-family residential or commercial projects

do you have any family members in MS, i was raised in jackson, but i reside in the redstick currently, if you need help in that area i could reach out to someone that maybe of use to you, worst case scenario just jump in your vehicle and burn up I-55, the commute maybe beneficial to do the deal in-person, good luck, keep posting but most of all keep sharing, question#2 looks promising caught my attention really look into that?

helpfully or hopefully @Takeshia Martin this helps with your evaluating wholesaling/rental dilemma, if I  were deciding which one to explore outside of your great city of Memphis, TN i would go with the wholesaing, but BP did a deep analysis of real-estate nationwide market-rental report and guess which city had the Number rental market going out there.........? keep posting but most of all keep sharing

very much informative and useful remodeling ideas, you guys seem to raise the bar, keep up the great work, really like the roofing idea, may need to incorporate that in my future designs, keep posting but most of all keep sharing
