@Brian Pulaski On the phone I ask about the condition and adjust the price accordingly. My formula is:

66% of Zestimate - Repair Costs  = Ballpark Offer

Again I really try to get the seller to give me their numbers but if I end up having to give them a number this is what I do. Always I let them know it depends when I go into the place and see the condition.

@Brian Pulaski The method I am going with currently is Cold Calling over the phone, since I do so many a day I use Zestimate to get in the ballpark if I can't get a number out of the seller. I then schedule a time to go in and verify the property which at that point I look for comps and calculate ARV correctly and get the hard fast numbers. I am not looking to necessarily close the deal in the first call. I am just screening the possible leads at that point.

@Lydia T. Thanks for the reply you gave some great advice and Ill definitely apply it to my strategy and mindset. When going through the cold call list how would you suggest responding to someone like that who is obviously not a qualified lead?

Hey BP,

I have recently started cold calling with the hopes of finding some deals to Wholesale. I'm about a week in and have noticed a consistent problem I have come across. I am not able to come up with a quick offer as I am calling about 50-100 people per hour. Its been rough. I typically try to use Zillow's Zestiment (which I know is flawed) but Zillow doesn't always have one available. Which leaves me scrambling to copy the address onto redfin or something by which time the lead gets very frustrated and begins riddling me with insults. I am not at a point with my knowledge of the market where I can confidently come up with offers without reference.

Defiantly not feeling at the top of my game but I am determined to get better. What methods do you use to calculate offer prices on the fly?

Since I didn't get a reply I went ahead and did some more research of my own. I just opened an account with MinnWest Bank. It is a small bank with two or three branches. They keep all their loans in house and have no monthly fee if you have $100 in your checking account. They seem really solid. I have talked with their loan officers and they seem happy to work with Real Estate inventors for refinances and HELOCS. I'm looking forward to working with them. Greetings BP Community!

I am currently looking for a small bank or credit union in the Northwest Minneapolis area (Coon Rapids, Champlin, Plymouth Area) to open a business account with. I would ideally want one that has some of the following attributes. 

- No monthly fees (or ways to avoid them)

.- Open outside of normal business hours (7am-7pm, Saturdays, etc)

- Local, I would love to develop a great relationship with them as I grow my business. 

If anyone from the area has any banks they have done business with I would love the recommendations!

Hey BP Community,

My wife and I are starting up our first home renovation for a BRRRR property. We have a great plan that we are excited for and have begun buying materials. My question for you all is what are your favorite sources for your flooring, paint, LED can lights, vanities, hardware, etc. I know but stores can be great but they aren't always the best option for everything. Let me know your thoughts!

@Anthony Vicino not much currently getting some deals through FB groups and such about to start follow up calling the 200 mailers I've sent out to hopefully spur on some leads. I've found lots of good leads through driving for dollars and looking forward to pursuing those this week.
