Hey BP,

I try my best to stay up to date on news regarding Real Estate and always wanting to read REI related articles. I usually do that through BP but as of late their BP Blog hasn't been posting consistent new content. Sometimes some of the new content is just a repost of a section of Brandon or David's Books. So for those of you who also love reading about REI what sources do you use to stay informed? What are your favorite REI article sites and blogs?

@Bradley Eischens Thanks for all the info! That's a lot of great advice. I will defiantly take a close look at the laws for STR and Zoning per county to make sure everything is on the up and up.

I will clarify that I am not looking to buy in either Duluth or Two Harbors but in the surrounding areas just outside of the city limits. Hopefully will find something workable there.

Greetings BP,

I am currently looking at options for starting some small STR in Duluth/Two Harbors MN area. My wife and I visit there often and always find that the Airbnb's are always booked, so it smells like opportunity! We would love to purchase a parcel of land up there and build a small cabin/home and see how it goes. The idea would be to buy 10+ acres so that if it does well we could build more and save on some of the utility costs. I would love to get some advice in the area of new construction and developing raw land in the Duluth/Two Harbors area from those who may have done it before or something like it. If you are located in the greater TC area I would love to even take you out to dinner to hear more of your story.

@Robin Brown it depends on risk tolerance. As lots of people here say most people plan on using a high amount of leverage when they first start. Then start paying them off for a more stable retirement.

Personally my wife and I's plans I basically for the first 5 years to use leverage to buy as many properties as we can. Then after that point start paying them off snowballing the cash flow. Which In the end will boost our cash flow. Which at the same time giving us a more stable portfolio. And also some options of a source of cash if we need it.

Thanks for the advice Andrew! Defiantly excited to get started. I like the idea of getting a hang of it first before hiring it out so you get a good idea of what to look for when you hire. What does the workload look like. For 8 units how many hours per week or per month would you say you spend on it?

Defiantly on the same track as Mike. No need for a Washer Dryer unit in a STR. If it was a month Lease I could understand, but if its an Airbnb then don't worry about it.
