Amazing story. This could've been a made for TV movie! Thank you for sharing the "ugly" side of flipping. I hear a lot of suggestions to just "jump into investing" but I'm a fan of setting up a solid defense before going on the offensive. Got a lot of good info on how to protect myself in a flip deal.

I see your points about house flipping and it sounds great. The reason I'm interested in buy & hold is because I have a really great job and my goal is to simply supplement my income both now and in retirement. That being said my job is such that I'm essentially isolated from communications for hours at a time and would not be able to sustain the coordination needed to manage a flip. What would be the investment style best suited for my situation? Thank you in advance for your advice. BP is truly a great resource.

I'm new to REI (about 1 year) and have a condo on Oahu that I'm using a buy and hold strategy on. I would like to know what the current state of Hawaii's REI market is. Is it a buy and hold, fix and flip, wholesale etc...? I just want to make sure my money is backing the right horse for my location.

Keani Le'a Barnes I own a single property on Oahu and asked my CPA if there are any tax advantages to changing the business ownership status. He said there was no difference tax wise no matter what it's changed to.
