Post: Real estate focused CPA - currently W2 and wants to be an entrepreneur

Hey all - I'm a CPA but not a tax CPA. I worked at EY and PwC for 8 years before getting into real estate flipping, wholesaling, new construction, syndication, and ultimately now a property manager and long-term holder of apartments. In the process, I stared a bookkeeping company 100% focused on real estate, which we've been consistently growing the last 5 years (https://www.realestateaccounting.co/).

We want to start a tax business to compliment the bookkeeping and are looking for the right partner to do it with. The right person likely:

1. Currently works at a CPA firm on real estate clients but is looking to break out on their own

2. Invests in real estate or wants to do so

3. Is willing to take a lower monthly salary in exchange for equity in the tax entity.

4. Is a CPA licensed in the United States.

If this is you, let's chat! Reply here or DM me on LinkedIn (https://www.linkedin.com/in/markkappelman/).

@Christopher Fordinal Have you had a property mgmt company project rent for you? If not, I suggest you do that to try and better assess your topline estimate. When we were entering Tampa, we had Turnkey do an annual projection for us because we were considering using them. You have to of course do your own diligence, but it's a great way to get another datapoint, given the topline will drive everything else excluding the fixed expenses that are relatively straight forward.

Post: Accounting and Bookkeeping BUILT FOR RE INVESTORS!

  • Spending too much time on bookkeeping instead of time spent finding deals (e.g. revenue generating activities)?
  • Books are a mess at year-end when your tax CPA asks for your financials and now you're scrambling?
  • Irregular investor communications and now LPs are frustrated?
  • Bookkeeping hourly rate greater than or less than your hourly rate as an investor?

Any of these problems sound familiar? These are all issues I experienced as real estate investor/syndicator and why I knew there must be a better way. Given my past experience as a CPA at Big 4 accounting firms (7 years), combined with my RE investment experienced (bought/developed +$10m to date over the least 6 years), we decided to launch a virtual bookkeeping company built specifically for RE investors for a price that others can't match.

If you're looking for a better solution, we'd love to have a conversation. Once you partner with a bookkeeping team that actually understands real estate, you'll know what we are talking about.

Hi Porscha - Thanks for the note and more importantly your interest in the STR space! Please connect with me on BP and then send me a private message with your email and I will email you the presentation I went through at the event.

One key additional update I need to add about tonight...the 321 N Clark entrance is currently under construction, so you will need to enter the lobby from the opposite (east) side of the building (e.g. the Westin hotel side). Event will still be in CBRE's office, suite 3400. Thanks!

@Stephen Brieloff thanks for the note. The plan is to host these every 2 months. If there is more demand then that, may do it monthly. So short answer is yes, there will be more. Thanks!

All - Excited that we will have the co-founder of PriceLabs (https://www.pricelabs.co/) as one of our panelists Thursday night. Not sure about you, but I absolutely want to learn more about how I can maximize revenue and occupancy of my STR properties.

This is a follow up to our inaugural event in November 2018 in Bucktown!

We organized this meetup for those people seeking to learn more about short-term rental (STR) investing (think AirBnB, VRBO, Homeaway, Flipkey, etc) and/or those actively looking for STR investment opportunities. This meetup will be focused on Chicago and the surrounding areas, but the lessons learned can be applied to any other market. For example, my company currently has STR investments in both Chicago and Florida.

The meeting will offer great networking, but the goal is to have presentations from local industry influencers (e.g. property managers, government officials, realtors, lenders, cleaning crews, etc) so the group can develop the confidence to make STR investments. Or, if you are already an experienced STR investor, the meeting will provide an opportunity to 'sharpen the saw' and develop more relationships in the industry/find deals.

Agenda for the meeting will be forthcoming, but the meeting will be FREE with GREAT content, so please come join us!

  • We are looking for a Chicago-based intern to support our growing real estate business. The business is growing and tasks are mounting, and thus we need help.
  • This job is for someone that wants to learn all facets of real estate (acquisitions, financing, rentals, pro-formas, property management, leasing, etc).
  • This person needs to be able to perform activities during the middle of week-days (e.g. going to look at a property, meet a contractor, etc).
  • Furthermore, this person will assist us with growing our short-term rental business (e.g. airbnb), including guest communications, cleaning coordination, daily pricing, etc.
  • If you're interested in real estate, want to get into the business,
and want to accelerate your experience, we'd love to talk to you.
