@Chris Clothier hey Chris I know you didn't mean to, but you really didn't have to stunt on us with those management numbers! Our company is knocking on the 500 doors under management and I just can't imagine the moving parts to your operations (Congratulations and much success moving forward)! Just as you mentioned we really haven't had any collection issues. Our average rent is around $700.00 a month and I believe that majority of our tenant base work at corporations that were considered essential during this pandemic such as Nike, FedEx, UPS and Amazon.

If your strictly looking for work horses with mild appreciation Memphis B+ and A-Class areas would be a great investment tool. If you love water it’s no Florida, but we do have the Mississippi River 😆 
Some of the best work horses are located in Harbor Town that faces the river!

Hello Keleisha, have you located a bank that will refi a loan amount in that price point? You may want to hire a local agent or management company to help you scout properties in Memphis below the $50k threshold. I hope this helps!
