Thanks for sharing! I do agree about staying away from Northaven, but I feel very comfortable with properties west of highway 51. My reason is bc I grew up in that area and currently own several rentals there. I do agree the better choice would be closer to the Amazon and Nike facilities.

Just as Erin said we schedule with the tenant during move in before we install the unit. We actually remove the a-coil and water tank as well in certain areas of Memphis.

I would ask for a written estimate detailing cost. When I see a price for several thousands I automatically assume it’s a dig job. What you just explain shouldn’t be anymore than a couple hundred bucks.

I think I’ve mentioned this before, but if you’re long distance it’s best to partner with a management company who can facilitate this for you. From my experience most of the reputable contractors are tied up with a few clients that have repeat business. Hope this helps

The Memphis market is over saturated with construction work. In my opinion the safest way to get an honest quote is to partner with a management company. They will already be working with contractors with repeat business.

I have yet to run across a company that provides this service in Memphis. In all honesty to have any continued success with a rooming house you should be local. It’s the equivalent of owning a D+ property on steroids. I’m sure the cash flow is attractive, but if I were you I’ll pass on this type of investment.
