Hi @Cameron L. - you caught my eye when you wrote "engineer in the automotive industry" for 2 reasons. I'm in the software field. But I also own and operate a machine shop with my husband and we manufacture a lot of aftermarket automotive parts.

Actually, a 3rd reason is that you're a Dave Ramsey fan. I don't think I could get into real estate investing without having my finances in order. Not that I was in deep debt, but investing can be risky.

So....welcome! I truly believe that passive income is the way to go as I reach the sweet age of 40.

Hi @Kiarra D. and welcome. Awe, you left the Bay Area. But congrats on the the move and jumping into investing. I bought a 2nd home in North Carolina and plan to invest more there as well. I'm slowly learning more and more about the different areas in NC so I can make an informed decision on my future investments. Tons to learn in a new territory. Just learn as much as you can from folks here on BP. They're great and very knowledgeable.

Hi Joe Cummings - I am searching for a commercial lender for an industrial building I'm buying and came across your post. Wow. Nice price on that property. Did you end up selling it? Owner financing?

@Account Closed - As the rest mentioned, I would house hack. If it were just me and my husband, that's exactly what I would do. Or you can always get into a home the more affordable way with an FHA, live there for a year and do whatever upgrades you want to do. Then rent it out, and rinse and repeat onto the next house.

And this is why I love being on BP. It's easy to learn from others. Thanks for sharing your knowledge @Russell Brazil. As I begin investing in North Carolina, I began to think of others areas in the east to invest in.

Yay! Someone local. Hi @Jeff Matlock - my day job is in Concord, so right next door to you. I was going to see if we could work with you regarding this commercial building we're trying to find funding for, but it's small peas compared to what you typically work with.

But welcome! Where are you looking to invest? I am currently investing in 2 locations in North Carolina. I have great agents there that will scope properties for me. I actually put in an offer on my 2nd home there, site unseen. Yes, I have a really awesome agent in that area.

So you really are my neighbor @Robert Rayford. Well we should grab some coffee or something then. I'm kicking myself for not buying a house or 2 in Vegas about 15 years ago. Walked through some model homes and they were going for $80k brand new. I was such a kid...ugh.
