Hi Justin Lloyd - I know what you mean about working your butt off and not having anything, or much, to show for it. REI can help, but as with everyone else has been saying, it's not going to happen over night. With a job, a business, and family....it's hard to find the time to learn, network, search and finally look at properties. But I finally bought my 2nd SFR. Take your time. Don't rush. You'll encounter tons of learning experiences along the way.

Welcome Nolan Martineau - I have similar goals as well. I just closed on my 2nd SFR yesterday. I tried to get my hubby to move to AZ since we visit at least once a year, but he says he can't do the desert all year long. BP is great. I learn so much here.

Welcome and congrats for thinking about passive income early on.
House hack with a single family and rent out the other rooms. Or purchase a duplex, live in one unit and rent out the other.
If you speak to a loan officer, most will tell you 70%. Some may go up to 80%. But it's also different if it's an investment property or your primary. I would speak to a loan officer.

Hi Ket Pat - the east bay is definitely more affordable than the south bay, but the prices are going up here too. And I'm even further into the very east of the east bay. Study the areas you think you'd like to invest in to avoid getting into this completely blind.

Wow, tons of info on there. Good stuff to know. Now "following" this post.

My keyword for "wake county" led me to this post. Hello gentleman - @Adrian Becoat @Keith Bloemendaal. I think I need to connect with you both. From California, but I do have a 2nd home in Clayton, NC and looking to invest more in that area. And I'm going to be closing on a rental property in Wilmington, NC in about 10 days, and plan to invest more in that area. (Love it there!) Everyone says that contractors are hard to find, and I would definitely look up a contractor from BP before anywhere else.
