Agreed. There are lots of stated and no ratio type of mortgage loans out there but it will always come down to what are you willing to pay

Are those rates for FHA or Conventional? How much are you putting down?

I know the upfront MIP hurts but FHA might be your best bet with scores around 620

Who is offering those rates? You should be in the 4's with an FHA streamline.
