Hi Trey I don't know about Tennessee, but her in CA you can go to a couple of different place, all at the county level.  You can go to the tax collectors office with the address and they should be able to give you the contact info for the last owner, or tell you the name of the lien holder if that whats up with the property,  Also the clerk recorders office has all the property files in there office and usually updates daily and can tell you step by step what happening to the property and give you names and address as contact info, other than that you could pay a skip tracer it's not what they normally do but they should be able to find out most anything you need to know about the property,  Just depends on how badly or quickly you want to find out the needed info. Have you gone and knocked on neighbors doors sometimes they have contact info that will get you right to the owners,  Theres a bunch of legit reason why a place would be empty.  Best of luck to you

Well if they will only let you see half the unit can you pay half the price.!;) To me it's kind of like going to see a 2 story house but your not allowed to go upstairs cuz grandma is taking a nap. (YIKES) I agree with the other post in that you should make an offer based on your liking the unit you did see and factor in the worst case scenario of the other unit and when you put in your offer tell that to whoever. I don't think someone is breaking down the door to buy a place your not allowed to see the whole enchilada. Also the FHA loan would be a good thing if your just starting out, this way you've got a home and someone is helping off set cost and when your ready to move on then your ready to move on to your next purchase. I believe that small multi units are a great way to get your feet wet in re investing and a great way to build your portfolio and a duplex isn't biting off more than one could chew especially if your living on site.
