@Joel Ray Cotton this would be a question for your closing attorney. Depending on where they are in the eviction process I personally wouldn't want to acquire the property to only have to turn around and begin the eviction process which can potentially cost thousands of dollars and take a few months to get the tenant out.

@Christopher Lewis sounds like you need to fire the mentor... Find mentors in the niche that you are interested in. It sounds like you want to be in Real estate so network with like minded people and in turn you will find free mentors. I agree with @Anastasia G. become a part of team with partners who may have a strong characteristic that you may lack or are not that great at. A personality test can only tell you so much..

I am also a millennial/realtor, I have noticed many more millennial wanting to rent as opposed to owning . I think we should also look at the average time a employee between the ages of 25-34 stay at their employers. I think there is a direct correlation with the length of employment with one employer and stability which in turn has a effect on whether or not a millennial would be willing to purchase a home.

We need more information this deal doesn't sound like a real deal to me. At 200-250K in reno costs what if you open a wall and find more repairs?? How are you estimating your reno costs?

@Jay Hinrichs so far I have not experienced this none payment from section 8. But something tells me it may be coming, however I would definitely work to be in communication with the tenants case worker to find out if there will be any kind of delay. Also I wouldn't evict for one late payment but would start letting the tenant know of the default so that they can begin making preparations to find housing if housing is unable to pay for more than one month.

@Dylan Detert could it be possible that someone turned the water on recently at the meter?  Were the utilities on or off prior to the purchase?

@Account Closed I too was manually collecting rents early on in my investing and property management career.. As i began scaling my business in the last few years I have realized that technology makes everything more efficient and easier to receive rental payments monthly.  Now i can spend my time doing something more productive in my business as opposed to driving to each property and in some cases begging the tenants to pay on time. 

Depending on the property I have a mixed ways of collecting rents. At least 75% of my rents are via EFT monthly. Tenants are no longer handing me money orders and I do not take cash as a form of payment.

@Joseph Testa wouldnt it be in your interest to just sign with the more seasoned broker? You may learn more if the broker doesn't feel that there is a conflict of interest. I would suggest going with one brokerage and learning the ins and out for the more seasoned one. From the brokers perspective some may be leery about the relationship and may suggest that you sever ties all together. Just my opinion...

I would definitely move to evict this tenant. This pet is to much of a liability  and needs to be removed from the property. 

Post: Heating Questions.. What are You thoughts?

So I have an old radiated steam heating system that is an work horse! I have been considering changing the whole system out to baseboard heating and getting a Navien combination heating system. I was wondering what your thoughts on these new combo systems are. Also forgot to mention that it is a gas system. 

I know it is super expensive to change these out and have been getting quite a few quotes between 5-7k to change everything out.  This change I would like to schedule for repair/replace for the next 1-2 years or when ever the system decides to stop working completely. 

Question/s:

1. should I change it out before then?

2. What are your thoughts on the navien combo systems?
