@Blake Eller A few steps/advice I think that would be highly beneficial to you as you get started in real estate are:

1. Start networking with people who are actively investing your area (this will help gain mentors and other people who can be your go to when you have questions or need help

2.  Offer to Help Mentors - You are creating Value by helping others (Since you have knowledge in Finance/accounting creating spreadsheets and other financial tasks that they can benefit from is definitely valuable in this industry) . By helping others you will gain you the knowledge and experience that you need.

3. Don't be afraid to Jump In - sometimes we tend to over analyze deals and based on your educational background this may hold true... don't be afraid to jump in... the best experience you can get is by making mistakes. the best mistake to make is ending up with a cash flowing tangible asset

@Derrick White what about it do you hate? Is it Something physically about the property such as maintenance or the area?

But like someone else already mentioned having a successful business in an industry is not built on emotion. If the numbers work, move on.

@Maya Torres I would suggest checking out properties for sale that have been fixed and flipped to see what the market is doing as far as flooring. What we recommend in our areas may not necessarily be suitable for yours. If you are planning to hold the property as a rental after you move the. I would go with a sustainable flooring option.

@Isaac Pyle great question. I never borrowed money for my down payment but the option was always there. I would suggest that they make sure to give it to you as a gift or give you the money well In advance so that the money can season in your bank account.

@Frank Patalano I think what may be holding someone back really depends on where they are financially and also if they have the correct mindset to take the next leap. As of right now I have hit a toad block only because my criteria in my home searches have changed. I am looking to a flip this year as opposed to buying and holding. I am ready just need to find a home that makes the most sense to work on.
