As everyone have said above Pres-screening  the tenant is really important so that you don't waste your time or theirs showing the apartment when based on your requirements they wouldn't even qualify for anyways.

A listing agent isn't just there to put a lockbox on your home. They should be doing open houses until the house gets sold. They are there to point out areas that can help market the property better. Ways to help with the negotiation process when they do find that buyer or a buyers agent brings you an offer. 

Just like choosing a good buyers agent the seller should also be sorting through the agents and maybe try many of them until you find one that helps to get your home sold faster. 

Disclaimer: I haven't listed everything a listing agent should do but above are just a few things that they SHOULD be doing.

I think Scenario 1 is the better option depending on whether or not you work a 9-5 job. The only time it would be ideal to give your numbers is if you are working to purchase another house with a lender, or you are working with your financial adviser to further your real estate investing.  I would never suggest giving people your numbers on your entire portfolio, although in some instances you may need to share if you are using it as an opportunity to educate people. 

SO if you were in the shoes of @Brandon Turner or @Mindy Jensen We would expect them to share their success and maybe even their numbers  too on how they purchased their  most recent properties. because They are Subject matter experts. Scenario 1 is acting as if they are subject matter experts. 

The best advice for any scenario is you really need to know your audience. You have to think to your self, is it a good time to share about your real estate success in a work setting? AIso your employer going to fire/ or even work to get rid of you if they know you have a really strong plan B? some people may in fact take your excitement about real estate as bragging so sin some cases you really have to be careful of how you share... My recommendation is... don't share in the workplace... but share out side of work... Share at your local real estate meet ups!

@David W. I would suggest start networking and reading about other areas. I have found my self lately travelling to see properties in different states lately. Also when I am on vacation  in different states or areas, I tend to schedule showings with a local agent who also invests in that area.

House Hacking is a great way to get started. My advice would be to have each one of you purchase a property on your own so that you can take advantage of the first time home buyer (FHA) low money down incentives. Not entirely sure how that works but I am sure you can talk to an investor savvy mortgage lender. What ever you decide to do make sure to have a sound strategy in place so that you don't end up using all of your saving in one deal. The name of the game is to leverage your money into more than one property or at at least good income producing properties.

Great job ! What were some of the hurdles you had to overcome in this project? Did you take on the majority of the work by your self? Do you have any other projects in the pipeline?

@Alan Pederson I know you are trying to help others by sharing with them at work what you are currently doing to make extra income BUT sometimes people are negative and don't want to hear what you have to say OR they are just jealous that you have a side hustle that they wish they could or should have started years ago. I would suggest keeping conversation about your rentals pretty vague and straight to the point. I wouldn't suggest helping anyone at work unless they pull you aside and ask you for advice outside of a group setting. DO this from now on, also the reason I suggest keeping quiet about it is because if they had to do a round of layoffs at work and they know you have something that is somewhat of a cushion they will put you on the list for layoffs because they know if may not have that much of an affect on your retirement or lack of money if you are laid off. Just my suggestion.  

People make dumb comments because they are insecure about their own financial situations.

Shop around, get a few quotes and compare the materials being used from each quote and how long the project will take to complete. Also dont forget to vet the contract thorough, check for an active license,  ask for referrals, and also most people forget this part, make sure they have insurance too
