@Omid Khezri what part of CT are you looking to invest in and what part of Florida are you looking to move out of or move back to... I currently invest in both  states (Florida Land investing at the moment and CT a few rental properties). I can chat more about the areas I invest in for both areas if you need ideas or what my thoughts are I can definitely share with you.

@Raymond Greene have you considered looking for properties on Craigslist/Facebook and maybe sending letters as well in a certain area of North Carolina. I would suggest starting a farm to market to. If you need more information Inbox me, I can definitely help you start looking for deals creatively.

I use these forums for networking! I have received a wealth of knowledge and a new network of friends and mentors that I would not have been afford if I did not browse the forums daily! As I continue to grow on in my real estate investing, property management and real estate sales businesses in Connecticut, I have found this platform to be an essential resource!

I would never suggest taking a forbearance on a mortgage. It seems to much of a gray area in my opinion and rules do change. So today they may say 3 months consecutive payments but when we are in the clear of this pandemic we don't really know what the lending market will look like in the future. I wouldn't do it. Just continue to pay your student loans as you would normally and show that good payment history. I think lenders will look at that when you go to get a loan as there would be no negative impacts just good payment history.

With a forebearance you will probably have to explain why you did it. The less explaining you have to do with a lender the better

So far 100% paid in April and May. I'm hoping everything will settle/get back to normal soon. My tenants are very responsive about and changes. We try to work with them. So far so good.

@Kevin Gamboa I have heard that if she is secured a job within the same field she has been in for the last few years it would count. I would suggest shopping the loan around if you get nos from a lender.
