I would have to agree with @Allan C.  Hindsight is 20/20 and I could have just purchased several turnkey properties (and I don't mean from a turnkey company, just no work needed) and come out on top instead of buying primary fixers and spending a ton of time fixing them up.  However, @Adrian Rae makes a solid point, and that is why I am not buying turnkey properties right now. It all depends on what your long term strategy is. The cashflow on STRs is potentially much higher, so I would be more comfortable buying an on market STR in an area that sustains STRs.

Hi Nathaniel,

I was in the same shoes as you twenty years ago when I graduated from college.  I lucked out (I say lucked out because I didn't know what seller financing was) by purchasing my first home in San Francisco using seller financing and I househacked it (didn't know what that was either) by renting by the room to my old college roommates.  I only say this because the lender at the time was the one who suggested it.  Sometimes talking to a savvy lender through your particular situation is really helpful, even if you are not planning on buying at this very moment.  You are on the right track, and that is the best thing you can do starting out.

@Shelby Willitts that is very interesting. Honestly, the only reason being that I visited the area recently and started researching STR opportunities. I didn't even think about Cameron Park. That is awesome that your condo is doing so well as a long term rental. I've been investing out of state and am interested in pivoting and investing locally. Are you self managing?

Thank you, Ben. That is really helpful information and you bring up some good points. The risk of fires does weigh heavily on my mind when thinking of investing in California, especially after the recent Caldor fire. It still seems like a desirable area with a great deal of potential. I’ll keep researching.

Hello everyone,

I am looking to connect with investors in EL Dorado County. I live in Folsom and am very interested in purchasing a short term rental in el dorado county (camino, placerville, pollock pines) and am looking to connect with other investors who are doing this. I have been looking into the laws and it looks like, as long as you're not in the Tahoe basin, a STR is allowed as long as there is no other one within 500 ft. We just stayed in a tiny home airbnb a week ago in Camino and it got me thinking about buying a larger lot with a small house that I can then add a tiny home on to it. Curious as to what others' thoughts and experiences are.

Hi Jim,

I know this thread is from the beginning of the year, but I was wondering if you had started buying in Morgantown.  My partner is interested in investing close to the university and/or hospitals.  Was looking to connect with others in the area!
