Hi Suba,

I am a Realtor in the Sacramento area and am currently helping a few people look for duplexes in Sacramento. I am originally from Pacifica. The growth up here is unbelievable. I am happy to talk further regarding neighborhoods and rents.

I agree with @Jessica Tsao. If you can keep it, keep it. I am sure you have heard investors say that they regret every house they sold. That is exactly how I feel, too. I do not have a crystal ball, but I have been investing for 17 years in CA and out of state, and the most money I have made is in CA. It is really hard to cashflow here, so that is in your favor. Refi or do a HELOC so you can free up some tax free cash and use it to scale.

Wow, that's awesome.  Congratulations on getting in at that time. I also purchased a duplex (out of state) with tenants already in place and I share your feelings.  The next two we bought we put it in the contract that they needed to be delivered vacant.  Best of luck.  You invested in a great market as you know.

That's awesome.  Thank you for sharing.  It is impactful to ask others how they see us or what they think our strengths are.  Sometimes we don't see the extent of what we are accomplishing.

@Jason Rhodewalt does your property in Rancho have the potential for an ADU?

I am doing a mid term rental starting mid January, but it's in my own home. I have an in law unit (1 bedroom) that has a separate entrance and it's own garage. I posted on FurnishedFinder for $1995 and got a lot of interest just to give you an idea. I can't speak to a SFH as a stand alone mid term rental, but am interested in finding out as well. I would like to buy additional properties in this area, but there is the cashflow issue. However, rents have been increasing dramatically. My thought is a househack is a goldmind if that's where someone can start off. I am looking to scale, but confused as to what strategy to take. I currently have out of state properties, but would like to invest locally. The question is LTR, STR, multi, commercial...Curious to see what responses you get.

Hi Nathaniel,

I am happy to help.  I will send you a message.  I think Sacramento is a great area to start off!  My plan was to stay in Sacramento after graduating from UC Davis twenty years ago.  I could have had a lot more properties by now.  That money I made from that first home could have gotten me a few up here versus one.  You are on the right track.

@Jo-Ann Lapin thank you.  This is what I keep thinking.  It is such a beautiful area and the current properties listed on airbnb are getting a great rate.  I think I just have to dig into the numbers more.  Thank you for the feedback.  That is helpful and that was my feeling.

Esha, are you planning on househacking or are you buying this as an additional property that you are going to use as a long term rental?  Have you considered duplexes or a house with an in law unit?
