Hi Jessica,

Your post says it's fully occupied. What is the rents on both units? Is there any room to add value by adding square footage, a room, etc? Do you know what the ARV is and what do the comps say? I am happy to dive further into the numbers with you if you want. Best of luck!!

Keep the house and buy another property.  Once you move out, per what you put above, you should be able to rent your room out for $1,000 a month, correct?  You would now have an extra $1,000 and you can househack your next house.  That would be a smart move.  I sold my first househack in San Francisco back in 07.  Yes, the market was at the top and I did well, but I still would have had way more if I had kept it and continued to rent it.  Best of luck!  Regardless, you have put yourself in a great position!

I am a Realtor and I live in Folsom Ranch. Mangini Ranch Elementary School opened last August and is amazing. My child is in the first grade and we are extremely happy with it. Wonderful principal and teachers. For rental comps when I personally invest, I look at rentometer, the BiggerPockets rent estimator, and I also check Zillow and Craigslist to get a good idea on what’s out there. I have seen homes listed for rent in Folsom ranch from 3500-400, but I honestly don’t follow up to see what they end up renting for or how fast they were rented. We have an in law unit that’s 1 bedroom and 1 bath with a private entrance and its own garage and we listed in furnishedfinder for $1995 and got a ton of interest. Let me know if I can answer any other questions regarding Folsom ranch. I am part of the Bay Area exodus :-) and we love it here and plan on finding a creative way to invest here and make the numbers work.

I think I would go for the first option in Queen Creek, AZ.  You would have less money into it, less of a downpayment, and you are close to everything.  If you stay for two years, you won't have the capital gains tax.  You also may surprise yourself and be able to hold onto it as a rental property in the future.  That's just my opinion, but good luck!

Hi Greg, I am sorry you can't make it!  Not sure where you are located, but there is a meetup in West Sac and one in Folsom that are in the evening.  They're posted on BP.  I haven't been able to make it to those, but am going to try to go to the West Sac one this Tuesday evening.  Evenings don't work as a well for me.
