How is everyone going about getting insurance for properties?  Are you carrying a single policy for each property or a master policy for all properties?  Who is you favorite insurance carrier?

Topeka is an easier market to get into I own there as well --they have great families and hard working people.  Each block is different but the cash flow is great. I love Lawrence but again the prices are going up and it's a student town.

Is Topeka out of the question?  I love Lawrence and own by KU but prices are going up.

I'm looking for a great realtor in Topeka, Kansas.
