It’s not a good idea and could even be a breach of contract. I strongly recommend reviewing your PMA. Also, have a conversation with your current property manager to understand why your home isn’t renting—Is it the price or the condition? Have they suggested any solutions, like a marketing boost? I believe addressing the root cause will be far more effective than having two different property management companies trying to manage under one roof. That’s a recipe for disaster. Everything looks normal, except for the $500 transfer fee to another manager. I’m curious—does the fee get waived if you choose to self-manage? Good luck & happy investing!

Rent is always pre-paid, not paid in arrears.  If the tenant had possession on the 1st, they owe rent for the month, regardless of when they decided to move out. 

The tenant having paid full January rent is evidence they intended to occupy for the month of January.  That they changed their mind on the 6th and decided to move out 10 days later is not your problem. You were not afforded a reasonable (in most states, 30 days) amount of notice to re-market your property. 

A wrinkle in this story, in terms of what is owed, would of course be if you re-rented the property on the 17th, but I would suspect that's not the case.  If you did, you cannot collect double rent. 

I came to post the same thing about double rent. I’ve come across a few investors recently who seem to have forgotten about that detail.

Finding good painters is like hunting for a unicorn – it’s rare! And let’s face it, “touch-up” work often ends up looking more like a cheetah than a clean wall. This year, I’ve decided to focus on the tenant experience by painting entire walls, not just touching up! It’ll make life easier when it’s time to deduct from the deposit at lease end. The before photos will be much clearer for pointing out actual damage—no more trying to figure out what was a touch-up vs. real damage during security deposit itemization. I would not accept partial payments. It throws a major wrench in the eviction process. Good luck & happy investing
