Bill S. & Frank Chin : I believe the point of Mindy Jensen 's post is that since there is no one size fits all, it is imperative for investors from all over to share their methods because it may differ drastically depending on where you live. That is the point. Mindy, excellent idea with starting a FAQ Forum! My methods have actually been detailed in people's posts above. It's really not too hard to find. At least not in Colorado, Texas, Ohio, or New Jersey (places where I have invested). So for any newcomers, the majority of your needs can likely be answered by any (or a combination) of the detailed answers above.

Thanks Charles, but I already do that. However, I've learned in my prior business career - and my career in real estate - that you should never limit your deal streams for the sake of cost avoidance. But anyway none of that is relevant because my post here is about the commercial world - where relationships with key brokers is key. Those key brokers get the off-market deals and deal them directly with their A+ buyer lists. Very very different than residential. Nothing you said is wrong though, in a very general sense. Thanks for responding
