I used zillow to market my property and I use Turbo Tenant for rent payments, lease, maintenance requests. Its pretty good. Good luck!

Ive been looking at multis in Portsmouth recently and in Suffolk. Just moved to Suffolk from the Peninsula and i like that its growing but still small town feel. And with Amazon it is growing even more. My husband is hesitant to buy in Portsmouth bc of the reasons listed in the thread. But I feel that is in any city. There is always good and bad areas. You have to due your due diligence with tenants as well.

Hey BP Community!

So we are taking a stab at managing our first rental. Taking over from PM. The tenant that is moving out next month referred his friend, they have already seen the place multiple times and love it. Just had the lease application filled out and the one thing I am questioning is the employment section. His income is over the 3x we require for rent, but hire date says Dec 2020. I am going to call next week for employment verification. I think it may be a gov contracting job (military tenants/area/name of position)... but if its not a contract, what else could I use for further security? I used the lease application that came with Heather and Brandons book and have an appt with a tenant landlord lawyer next wk to draft up a lease.

@Kevin Sobilo so if you add someone just as occupant not tenant do you run just a background check on them or credit as well? And do they sign something as well?

Hey @Emily Achey ! Welcome to BP! My husband and I are also starting investors in the area. We currently have one SF rental and were looking to purchase a second, but have decided to pursue the multifamily option. Now looking for quad. Still learning but jumping in feet first! Great community with so many people willing to help. Also try zoom meetups. It really helps to just meet and talk with people! Good Luck!
