What about larger multi-family? 24-100 units. Are they available and cash flowing like the SFHs? Or is it the same situation as the smaller multi?

@Aaron Tobler Could you tell me more about your thoughts on the new law changes? I am looking at investing in some college rentals there. 

I just met Ronald Haycock.  He was recommended to me by some great seasoned investors in the Ogden area, and it was amazing listening to him talk and listening to the investors tell me how he had rearranged their set up to maximize tax saving. I was very impressed.  It was like talking to Tom Wheelwright. 

Ha ha @Account Closed You are right, I didn’t want to hear that, but you are completely right.  I will talk to my lender. 

If I took out the FHA portion of my question, what would you say to structuring a partnership like that? A college rental that my nephew will use for 4 years.
