I’m an agent and have a listing under contract. The buyers had their general inspection last Friday and couldn’t find the septic tank anywhere. I sent our contractor out and he also couldn’t find it. The seller has only actually owned the property for like a week so they know nothing about it. The former owner gave me the number of a company who cleaned it in November but they don’t answer any calls (the buyers agent, myself and my assistant all called every hour today) and their voicemail is full. I’m at a loss of what to do. How does one find an invisible non-existent septic tank?
When a tenant moves out or breaks their lease early you have to make a reasonable attempt to rent the unit. If you say you have someone ready to move in and screened to your criteria, you can’t make the former tenant pay. If their rent is due on the 5th is it really worth 10 days of rent to fight it? Deduct for any damages (outside wear and tear) and return the security deposit.

Perfect investment opportunity! Currently rented at $850 (plus $100 towards water and sewer), with a lease ending in August 2018. Professional property management available. Newer roof (2010), furnace and electrical panel (2015). Do not disturb tenants, no interior showings until offer contingent upon inspection is received. Contact me for POS report.
I would talk with a lawyer. If you can’t afford one look into legal aid, there’s almost always someone there you can talk to. Just because you agree to someone doesn’t make it legal. That’s why any standard lease agreement has a severability clause. So if a part of the lease is unenforceable the rest still is. What he’s probably doing is allowing other tenants to use your internet which is essentially stealing. You can also prove he’s doing it by looking up what IP addresses have been using your WiFi. Entering the home without notice when it’s not an emergency is also illegal. I would seriously consult a lawyer. He can’t do the things he’s doing.

Amazing investment property! Property is currently rented at $1,250 with a lease expiring in March of 2019. Close to universities and hospitals, excellent opportunity to rent to students and professionals in the future. Property has been fully renovated in late 2017, upgrades include a new furnace, central air and driveway, remodeled kitchen with new cabinets, counters and stainless steel appliances. Newer windows. Too many upgrades and features to list! No work needed, tenant in place, property management available, sit back and enjoy the cash flow. Do not disturb tenants, no interior showings until an offer contingent upon inspection is received.

Hello, I'm a new agent in Cleveland, OH. I've worked in property management for awhile but just got my license. I currently have multiple properties listed, all but one with tenants. The sellers are really interested in only marketing to other investors, which I agree with.

That being said, outside of the MLS, Facebook and Craigslist, I have no idea on where to even begin to market these. I have really had no interest at all and I feel like I'm not marketing in the right place/way.

Any advice would be very much appreciated.
