In the future I’d charge first and last months rent and regular security deposit to avoid this. Hope it works out for you.

Single mom has absolutely nothing to do with whether a tenant is a risk. And as a landlord I’d be very careful saying that.

Post: Is it worth it to try to collect?

For the rent most, if not all, states will only allow you to collect for the days it was vacant. So basically you’d sue her for $250 in rent. You can try and sue for the damages but you have to have a lot documentation for it. Plus from the sound of it she’d never pay even with a judgement. I’d just let it go.

Trying to avoid the plumber and camera if I can.

The contractor I sent out there said he can’t find a line running out because it’s on a slab. Snow on the ground so we can’t see any ground disturbed. 

I know we probably are going to need a plumber but was hoping to avoid paying for that. I’m going to the property myself tomorrow but I don’t even know what to look for. 😕
