agree with above - get them out. Between the mess, late pay, and too many people in the house you have a trifecta of headaches coming your way

Two things: 1) To not have to stress about having cash flow and assets in retirement; and 2) to leave a mega-legacy for my kids. 

 My primary residence is 50+ years old and a few years ago we had to replace the terra-cotta pipe going from house to street. Completely age related and happens to pretty much every home in my neighborhood within the last several years -  every few months I see a new neighbor’s yard that is dug up for replacement of the terra-cotta pipe. That’s completely unrelated to the tenants and I believe on you as a landlord and property owner. 

They should be paying for what happened with the ball in the drain.  My own kids have done that in my own bathtub and while it didn’t lead to back up, it did cause some drain clogs.  

I can’t tell from your original post exactly what was what but I would try to be fair with them since they seem to be otherwise good tenants. The terra-cotta is on you and anything related to back ups from the ball in the pipe should be something they should be covering.

This is a big no for me. First of all, could be discriminatory as other people have posted. Second, I charge one security deposit, regardless of the number of family members of the household.  I’m not really sure you can vary the deposit amount, aside from collecting extra deposit for pets.

Agree - tell him you will do it if he goes on vacation and up his rent. I would not have him pay for it, just increase the rent. You were going to do it anyway, why not do it now.

Nothing shocks me anymore. I just turned over a rental where the tenants cat used the house as a litter box (literally almost every piece of flooring and carpet had to be ripped out and replaced).  That was more than just clothes strewn everywhere and had I known about the situation I would’ve gotten the tenant out years ago.  Shame on me for not checking in and not knowing… And honestly I don’t know how she was living in that house with the urine odor.

Anyway, if there’s food and such everywhere I’d be concerned. Did you see any visible damage?  The clothes don’t bother me nor do the cups… Unless the cups are spilling and there’s food causing a rodent or pest issue or damage to flooring. 

I think you need to find a reason to get into the house every few months just to monitor the situation… Even if it’s just to “check the smoke detectors” or something like that....good luck! 

I would not agree to this - the scratches on the floor have no impact on habitability.  Save your money for when something breaks that truly needs to be repaired like AC or the hot water heater.  

If the floors really need to be refinished or touched up, do it when she moves out. You’re going to open up yourself to a never ending floodgate of repair requests if you agree to this.

i’m also not a huge Gray fan. I’ve been using Glidden water chestnut for years in my property and in my primary residence and I feel like it’s still neutral but a little bit warmer than gray. Probably not totally the style these days but I like it a lot better.
