Post: Failure to pay rent rulings

Wondering if anyone has had success with failure to pay rent cases in the last month or so. I just filed one in Anne Arundel County; tenant is largely behind and has become completely unresponsive. We go to court next week, so was curious what others experience has been (if any).

What is in the $20k/month expenses? Seems way too high.

Following this. I think it’s a big leap from single family so would recommend maybe pairing up with someone with experience and the type of volume you are looking at.    Me personally, I’d be nervous about the “what I don’t know” situations with a 64 unit complex. There has to be so much that I wouldn’t even know to think about or ask about.

On one of the recent podcasts they referenced leapfrogging… Like buying a two unit, then buying a four unit, then buying an eight unit etc… That’s the strategy I plan to take to work my way up to bigger entities. Good luck! Curious to hear the advice you get from others.

i’m curious to see the answers to this. Is there money that could possibly be made… Sure. I think it’s a sweeping generalization though to say that people in these neighborhoods don’t care (or won’t be a problem, in your words). I’m a mom and regardless of where I live I still care who is in my neighborhood and around my kids. I think it’s kind of naïve to think that just because someone may be on the lower socioeconomic scale they won’t have an issue with a sex offender in their neighborhood. I’d also like to see where you got your statistic about less than 5% reoffending. I don’t believe that.

I’m sorry for all you’re dealing with but appreciate you sharing the experience. Hopefully none of us will ever have to walk through this. Fingers crossed the rest of the situation unfolds as smoothly as possible for you.

Deny them and move on. As someone else posted, take the emotion out of it. It’s a business decision and they don’t meet your criteria. Don’t spend another minute worrying about it.

I am with Patrick M above. Cats are a big no for me. Horrible issue with cat urine from a tenants pet which ruined carpet, subfloors, trim and stunk up the place. Never ever again!

Did previous tenants have an issue with this? Seems odd that it would be a new issue.  If you are on city water, I’d call public works or whoever they are… Is also get an independent test done on a water sample to cover my you know what

Curious to hear what others say but I would think it would depend upon what actually needed to be repaired and what the extent of the work was that needed to be done
