The "I was holding the rail when I slipped" feels like a setup to say she was doing what was required of her legally to be safe and your "slanted" stair was the problem.  I would go with John's advice to CYA with a contractor report to prove that your stairs are safe and legal.  This guest seems like trouble.

@Mike Leng I had the same question. I assumed indoor cameras would be a hard-no, and wondered where the line is legally with outdoor cameras.

@John Underwood - thanks!  do you have your digital watchdog cameras at every exit?

@Lucas Roswell - I've used Nest before - good to hear honeywell is another good choice.

@Joseph Bafia - Gecko for hottub is not one I'd ever heard of - that sounds like the perfect solution for controlling the hottub remotely.

@Michael Baum - good heads up on ihome reliability.  If you find a new system that works better, I'd love to hear.

@Paul Sandhu - glad your security system worked out!

@Robert Gilstrap - definitely a long list.  I don't feel the need to control every single thing, but the tools that save $$ on wasted utility expenses seem like money well-spent.  Security seems important when you live far away.  And if something like a water leak or fire would happen, I'd want to know ASAP.

@Terri Haley - do you only use simply safe for water heater leak protection, or also for security?  curious if you chose ring doorbell for security instead of simply safe for a reason.  I like ring, but haven't tried simplysafe yet.  

@Dan Johnson - I never would have thought of the alert for excessive daily water usage - that's brilliant.  could save you if there is a faucet left on or other type of leak that could otherwise go on for days.

When you are setting up your STR to be able to self manage from afar, what kinds of WiFi tools to you like to use? Thinking of things like keypad door entry, thermostats, fire detectors, water leak alarms... which WiFi tools are must-have for you? Reliable brands? Just getting started in STR and learning the ropes.

@Boris Mordkovich thank you for the fantastic summary and explanation! In the process of buying our first STR and am eager to have systems in place on day 1 so that we can scale more efficiently. I'll be researching each of the ones you mentioned and will start putting them to work!

Hi All!

I am in the Annapolis area, and learning everything I can about real estate investing these last few months. I've been reading books, listening to BP podcasts, and am working on narrowing the type of investing I'd like to do. I would like to focus on BRRR, but am nervous about the reliability of rental payments given the current economy, covid, and eviction moratorium through end of December. So I am thinking that starting with small'ish flips may be the more conservative path until the rental market feels a little safer than it does at the moment.

I would love to network with other investors in the Annapolis area - new or seasoned, virtually or over coffee.

Hi,

Given that the eviction moratorium was extended nationwide through December 2020, I'm wondering about the risks of purchasing an occupied property on Auction.com.  Is anyone doing this right now, or waiting on the sidelines until it is possible to evict non-paying occupants.
