We are looking for private money to fund our next flip. Our usual lender has other projects going amd wont be able to fund our next flip for a few months. Thank you 

I would call around some local banks and see which package would work for you. We used a HELOC to use money on our flips.

Gary, I would ask them what they had in mind for a price, let them make the first move on the number. Do you know if they want to sell it out, or are they interested in seller financing? I would follow on what Mindy Jensen stated. Just my .02 cents

What does a 4/2 sell in the area? If you can do (3) with making it look right then I would do that.

Well it would be your property, so you would be the GC. Best would be to call or go down to were you pull permits and ask what needs to be permitted. On our flips we use only plumbers and electricians and HVAC on what is required. Which we have built into our cost for the rehab.

Try going to HD or Lowes and check out on what some of the stuff costs for install to help you get a answer. Also if you feel like you have found a property that seems like a good deal, see if you can have a contractor meet you out there to give you a bid on what they would charge to do the work you need.

I would try looking for a local bank. We bought our first flip a similar way.

Which side are you planning on working KS or Mo or both?

I would walk the property in and out. We had a similar situation  (which we didnt buy). Sounds like a value add situation that could happen. Hows the schools and crime in the area?

What type of capital expenditures are needed (roof, sewer, hvac)?

Do you have the money to properly split the system?
