Kitchen and bathrooms sell a house, furnace looks old, windows? siding? how's location, school district? do you have 3 or more comps to justify arv?

12k? I havent seen the house but that doesnt seem alot of cash for what is being said.

IMO I would sell it. But I dont know your area.  look to see what a multi family that cash flows  costs in your area. good luck

Well I havent ran your numbers. But when we offer a loan opportunity to someone we always offer a 7 to 10 percent range in rates. Our plan is ethier sell or refinance the property in a certain time line, which is in the contract.

I would list it yourself just to give it a shot. You never know.

Harder to make them cash flow. But you get in for nothing, increase the rents and make more efficient then you can refinance them out.

Cabinets over tile or tile up to cabinets?

Matt it depends on your situation. Do you have cash in the bank as reserves? Lets say you have a cash reserve of 10k. Well that is plenty to replace a roof or hvac on a sfr or small multi. Remember having a reserve gives you peace of mind.

You are correct to go on your own numbers for rent. We had a similar situation on a 4 plex. With the lender issue, I would discuss with them on what you are wanting to do on the updates. If they arent understanding then I would look for another lender. good luck
