Hello everyone, 

I have found myself in situation in need some advice. So we got lucky and have a contract on a triplex. 2 units need minor work to get rent ready and the 3rd is in need of being rehabed. Question becomes would you sell it to make some quick money? Or BRRR it?

We usually do flips and are locking down a 4plex this month. Each unit is 2 bed 1 bath.

Patrick, I would follow the process of determining your ARV. That will show how much you need to improve to the property by comparison of sales. When we do our flips we start with checking the mechanicals Foundation and roof first. We try to update the kitchen and baths the best we can to match the style of the updates. We found that it is looks better to just redo the bathroom then do the tile painting in my opinion.
