your cash-flow is approximately $325 not including taxes, question is after taxes where do you stand with cash-flow and is it worth it

In Michigan, what you are describing is pre-foreclosure. In Michigan you have 4 weeks from the time Notice of Default is filed to the auction in which you can try to to stop the proceedings. You can get listings in the Legal News paper.

you need to define the area you are interested in. then  define your exit strategy such as buy and hold or fix and flip. I encourage you to watch podcast from bigger pockets to begin with, so as to help you with your decisions.

it all depends on whether you want to get phone calls for repairs or not.  I would sell owner financed, down payment  and cash flow from difference between payments.
