actually Zillow as weird as that sounds, I look for well kept houses, then look at interior pictures and then run my numbers.

theres deals out there. I just bought a 3br/1.5 ba sfh for $117k it appraised at $126k. We put maybe 6k in improvements and rented it out the first day for $1300/mo.  I will net over $500/mo.

thanks for the responses, I did reach out to Brandon Hall but have got a response, its been 2 weeks.  I also looked in to contacting Amanda Han. No response yet there either.

you have a very unique situation, you have something to trade local investors. You have a skill to offer,  in trade for knowledge . offer to general contract  for help in researching or what to look for. there is a lot of things you can do until you get your credit repaired if you don't have friends or family to borrow with

congrats on putting offers in, I would just keep putting in offers as long as the numbers work you don't lose. don't get discouraged keep trying
