Hey guys currently have a potential rental property which im looking to acquire in the philadelphia area. 

Address: 1900 block of waterloo st

3 stry, 2128 sqft, zoned: CMX2

currently a 2 bed 1 bath but can be reconfigured to a 2 units with 2/1 and a commercial space can be leased out on 1st floor.

asking 199k (can negotiate seller down a bit on price)

rehab: 50k+ (taking a few bids to find best price)

seller is willing to seller finance this property with 20-25% DP.

Im seeking a partner who would be willing to provide the down payment and possible (construction loan) for a set % of interest (6-8%)

loan payoff + interest would be paid out upon Refi

Rob in real estate as I'm sure you'd know nothing is impossible unless you limit yourself to creatively thinking. 

When someone tells me something using the word IMPOSSIBLE, I find options to make that hurdle possible.

Hey guys, this year I've set a goal to pick up 5 rentals for starters in the Philadelphia area. I'm totally new at this and would like some expert insight on the steps to doing so with little to no money. I sort of have a basic conception of this strategy but all advice from folks currently doing it, how they got their 1st rental, methods of financing as well as team members used would be of great help. P.S anyone in the Philadelphia market currently doing this would be icing on the cake for me so to speak. Surely looking forward to reading all the advice shared. Thanks!

I've spoken to quite a few folks who have said they send check copies to put in their offers Contingent on passed inspection, then they hand over EMD. If they've had success doing it thus far then I don't see why not follow their insight. But hey as I said didn't loose any money on deal.
