I agree with most of what's said. Some wholesalers don't really have a clue of what they're doing. They hike prices and expect it to sell. One thing that I typically debate is a buyer expecting a wholesaler to produce rehab quotes. They arent contractors and a buyer will 100% of the time never go along with their rehab quotes anyways so why expect them to provide one? Im both a buyer and I wholesale as well and I always tell buyers to perform their own due diligence with their contractors since that's what they're going to do in the end anyways. I'll make sure there's enough meat on the bone for the end buyer to factor in their rehab and make a profit.

Working with a wholesaler is beneficial but working with the right one is also of high importance.

Hey, there are actually a few things you can do which im sure a ton on folks mentioned on here. you can JV with someone with a stronger credit profile, there are a few lenders that are asset based lenders who will mostly look at the asset and lend based of that but if you have someone with experience that can help strengthen your case, some of those lenders will also do low credit lending with higher rates but they will want to know why credit is low. The options are endless, will just take some creativity.

What I recently learned when we dont have a deal in play is to create what is called a sample deal packet which consists of details of the deal, pictures, brief description of your team members and some of the numbers on the deal (annual returns, potential cashflow if it's a rental situation, etc). You'd of course tell the investor it's not a deal you have under contract but when you do have a deal it would look similar to the deal in the packet. I actually learned this tactic from Michael Blank and I've used it a few times and it's been very helpful
