Private lender/partner needed

Marc i am a hard money lender.  The rate of 3-5% isn't hard money or even private money.   No bank will finance a project like this without 30% down and your financials must be stellar plus you're talking about 60-90 days approval process.  If you're looking to partner up and get this done in time for a fall resale, hard money will cost about 13-15% with 3--5 points on average.
