Post: Seller Financing Deal

Greetings all, I came across a deal that caught my attention because the seller is willing to seller finance for the buyer so long they put down a deposit. Details are as follow, duplex with 6 beds 2 baths, 2592sqft, seller listed property as needing only cosmetic repairs but based on the pictures I assessed that both units would need updated kitchens and baths, a fresh coat of paint, new windows. Property is currently vacant but can rent for 800-950/month. The house has been assessed at 74.5k but the seller is selling for 54.9k. I wanted to gain insight as to how to approach this deal with the seller financing option with little to no money of my owned invested in this deal or structuring it with my own funds being used for the down payment and set it up as to where I could cash the seller out after a certain time frame. Also, is there any way to have the seller pay for the repairs needed? Thanks in advance for any insight.

Greetings fellow investors, does anyone own anything in the 14621 zip particularly E Ridge rd? If so what are your thoughts on that area, what do you think the rents could go for in that area for a multi?

Greetings all, I wanted to gain insight on the following scenario. If I'm purchasing a single family that's currently with a 1-year lease (tenant paying 745/mth) and the sales price is 20k ( but at closing, I'm buying for 25k after CC and other fees). Being that I now have 100% equity in the property,

1) would I be able to pull out that equity to repay my lender (if so, what % of that equity can I tap into)

2) would I be able to force the equity with some repairs to the property so that when a refinance company appraise the property, they'd see that value was added and I'd be able to get a better chunk of that equity

All insight are greatly appreciated

Greeting all, can anyone recommend a good contractor in the Rochester market that I can use as I'm looking to do a few walkthroughs btw. Wednesday-Thursday and need to get rehab estimates for properties I'm considering. Greatly appreciate any assistance. Thanks!
