I'm a Full Time Real Estate Note Investor. 15 years in Real Estate, the last 10 years Full Time.    

I fully concentrate on Institutional Residential Re-Performing (RP) & Non-Performing (NP) 2nd Mortgages. I have 3 Companies.

People's Mortgage Relief II, LLC (PMR II) is my Asset Management Company. It manages other Note Investors Non-Performing 2nds. This company has managed well over 1,000 NP 2nds over the last 10 years. PMR II doesn't own anything and it doesn't have any debt. It gets paid on service fees and commissions, based on what it collects. PMR II is taxed as an S Corp. My whole world runs through my S Corp. PMR II also offers Consultant Work for other Note Investors.

Peoples Debt Relief Solutions, LLC (PDRS) is my own Note Portfolio. It owns RP & NP 2nds. I also have private Investors. I've been building my Portfolio for about 15 years now.

Note Fortunes, LLC is my Education Program. It's a 2nd Mortgage Note Business Education Program. This is my latest venture. I launched this about 2 years ago.

I also do this stuff in my SDIRAs & my HSA.

My 2021 Goals. 

1.  Make $1k in income per day from my Businesses & Assets.

2.  See 10 live music concerts.

3.  Buy 12 Assets, 1 per month. Either a Non Performing or a RePerforming 2nd Mortgage.

4.  Continue to work on my relationships with my family, friends and clients. Giving them the best version of me. Adding value to their lives and helping them anyway I can.

5. Continue to build my Portfolio: My LLC, HSA and SDIRAs.

6. Open both of my kids Roth SDIRAs.

7. Have my Asset Management Company be hired to manage at least 100 Non Performing 2nds from my Clients.

8. Sell at least 25 of my Education Programs.

This year truly tested the following:

1. Always be cash liquid or have access to cash.

2. How solid is your business model.

3. How solid is your Network and your access to Product.

I'm a full-time Note Investor. There's a lot out there. It's a very network oriented / relationship based business. There's nothing easy about it, but it's a very powerful business. There's some decent Facebook Note Groups. I would be happy to connect with you and talk shop. There's a Forum on Bigger Pockets "Tax Liens, Notes, Paper, & Cash Flows Discussion". That Forum has a lot of players in it and great information.

I can determine my FMV for Performing Notes three different ways:

#1. My SDIRA Custodian gives my Performing Notes a FMV based on what I purchase it for. As monthly payments come in from Borrowers they adjust the FMV by subtracting the principal portion of the payment from the existing FMV (or at least some percentage of the principal). So you can use that number until it gets to zero.

Then start using #2 or #3. You can also start with #2 or #3. All three have valid points to use for determining FMV for Performing Notes.

#2. Use the Notes UPB as the FMV.

#3. FMV is what you could sell the Performing Note for in the marketplace based on a buyer's expected Yield.

I would just be consistent in the method you use to determine the FMV. You just need to be able to explain how you determined the FMV.

With Non-Performing Notes you could base the FMV off of your Purchase Price or the Notes UPB. I Personally would use the Purchase Price to determine my FMV for Non-Performing Notes.
