Thanks @Don Konipol.  I was hoping to have a few alternatives available but it doesnt appear that way.  Do you have any recommendations for what I could do to add some "selling points" (i.e. build a home, develop lots, etc. with a certain timeframe) to a lender and have other financing options?

I am looking at a piece of property that is 50 acres. It has some timber value as well as 10 or so tillable acres. This would be a long term investment with the benefits of recreational use and likelihood of homesites being developed or subdividing of the property. No home construction would take place for a couple of years. I am curious as to what my financing options would be for this type property. Owner has stated they may consider financing but that isn't ideal for them. I appreciate the feedback.

Like @James Wachob said, jump right in. It's the best way to learn.  You will likely be living rent free while gaining equity. You can't beat that. You have probably already considered it but make sure you are comfortable with the current lease agreement.  Best of luck, you will do great.

@Faith Wicks I agree with @Elizabeth Wilson about gaining experience by working for a real estate company or another investor.  I hear lots of success stories from people starting that way. Wish I could've done it myself.
