I was contacted by a seller about a property in a gated community in Cordova and more than likely has an HOA. Any recommendations on how to find out if the HOA allows rental properties? There appear to be a few houses with owner addresses elsewhere.

What about experience with rental properties in a gated community?

Thanks @Steven J. .  I agree completely. I have been building and will continue to build rapport and just see where it goes. It will probably end up on the mls.

I recently came across an estate sale and was asking about the house. Spoke with the owner, who appears to have retired out of state and is financially stable, about purchasing the property. He is interested in selling but is making some minor cosmetic improvements. I spoke with him yesterday and he mentioned having an appraiser and inspector come to look at the house to have an idea of price and what items need work. The house was occupied by his mother and is a time capsule. I was originally hoping to wholesale it by going the route of trying to purchase as-is, so he would not have to bother with it, living several hours away. The house is not on MLS. What are some methods or leverage I could use to work out a deal?

@Dev Horn, are you saying that Equity % is the only filter to pay for in this particular case or for any list purchase?  Just curious.  Thanks.

Hello, new member in Memphis, TN. I am very new to real estate in general. I am an engineer by profession but have become very intrigued by the potential benefits and challenge of REI. My goals are to develop a degree of financial independence by generating income from multiple niches. I look forward to gaining knowledge, advice, insight, networking opportunities, etc in REI.
